The Home Inspector is on Your Side When Buying or Selling

When you are buying, or selling a home, the home inspector is on your side.

Home inspectors are there to let you know what the condition of the property, not to sell you repairs (it is against the law to offer to do repairs), not to make the sale (we get paid, whether you buy the house or not),  and not to make your real estate agent happy (they are not our clients)

In fact, in most situations, we are the only person involved that does not have a financial bias.

To find a properly certified and ethical inspector call me, or visit ashi.org to find and inspector in your area. Be sure to pick your own inspector. Your realtor may like a specific inspector, for reasons that are not in  your best interest.

20% of Homeowners Wish They'd Had a Better Inspection.

One in five homeowners said they wish they’d inspected the home more carefully before moving in— a according to a survey by Trulia.

In order to compete with other bidders, many homeowners are signing contracts and moving in without getting a professional home inspection. Or hiring the cheapest home inspector, rather than one certified by ASHI.
In competitive markets like  it’s not rare to just forego a home inspection or say you won’t ask for any repairs. People that are doing that and purchasing properties that they could possibly have to dump tens of thousands of dollars into later.
This is the kind of mistake that Trulia real estate expert Michael Corbett says is a “disaster waiting to happen.”
“I would never waive an inspection,” he says. “I would pass on the house before I’d waive on an inspection, mainly because I may get to a house and realize [too late] that there are issues.”

Home Inspections Increase Buyer Confidence

A National survey results indicate that buyers are more likely to purchase a  property 
following a professional home inspection. 

• 88 percent of respondents say home inspections increase their confidence about the condition of any property.
• 84 percent of respondents say they would be more likely to purchase a  property after a home inspection deemed it in good condition.

• Consumers are uncertain of the services traditionally included in a home inspection.

• The American Society of Home Inspectors (ASHI) is the Gold Standard of Home Inspectors. 

According to a survey released by the American Society of Home Inspectors (ASHI), (84 percent) respondents state they would be more likely to purchase a property if a home inspector found it to be in good condition. 

This boost in confidence delivered by a home inspection conducted by an ASHI-Certified Inspector (ACI) may be an additional factor to help increase sales of properties, and spurring the recovery of the housing market.

The online survey[1]was recently conducted by Harris Interactive on behalf of ASHI to better understand current consumer perceptions about the value of a home inspection. Almost nine in 10 (88 percent) adults say a home inspection increases their confidence about the condition of a property. Eighty-four percent of adults believe home inspections are a necessity, not a luxury. 

"It is encouraging to learn having a home inspection increases homebuyer confidence," said Marvin Goldstein, ASHI president. "We look forward to prospective buyers acting on the security brought by home inspections to breathe even more life into the recovering housing market."

Interestingly, while homeowners are aware of the importance of a home inspection, more than one in four (28 percent) mistakenly believes the purpose of an inspection is to verify that a home complies with local building codes. More than one in 10 (12 percent) confused a home inspection with an appraisal. 

"ASHI is focused on raising consumer awareness about the value and components of a home inspection," said Goldstein. "We will continue to take active steps to clarify for homeowners and homebuyers alike what should be expected during an inspection conducted by an ACI, and set high standards for our members to help ensure their customers are well-informed and satisfied."

ASHI Certified Inspectors subscribe to the ASHI Standards of Practice, which visually examines the condition of the home's roof, attic and insulation, foundation, basement and structural components, as well as interior plumbing and electrical systems. Holiday Home Safety



The following are a few tips that can keep you and your family safe while enjoying this festive season: Thanksgiving through the New Year.

Electrical Safety

Use only Underwriters Laboratories (UL) approved lights.
Avoid overloading the connections.
Do not leave Holiday lights on while unattended inside the home.
Check all light sets prior to use.
Do not use damaged light sets or extension cords.
Replace any worn light systems.
Make sure you have a working smoke detector and carbon monoxide uniton every level of your home. And a smoke detector in every bedroom.

Christmas Tree Safety

Keep your tree away from heat sources, sparks or flames.
Choose a freshly cut tree. LIVE TREES NEED WATER! Check and refill often.
Cut a few inches off the trunk before placing in water.
When your tree becomes dry, discard it promptly.
Avoid accidents by using wire or cord to secure your tree to the wall or ceiling (this will prevent it from toppling over by small children or pets).

Holiday Candle Safety

Do Not use candles near combustible materials such as curtains, drapes, bedding and or cabinets.
Do Not leave the house with candles burning.
Do Not leave children or pets unattended with a lit candle.
Do Not use candles on a Christmas tree.
Be sure that candles are in stable holders on a flat stable surface and create a 1-foot circle of safety surrounding them.

Say No To Fireworks

Be Sure Your Main Exterior Entry Way is Well Lit to Avoid Holiday Visitor Trip Hazards.

Is a Cheap Home Inspection Really Worth Your Families Health and Safety?


Members of the California Real Estate Inspection Association (CREIA) report that the overwhelming number of callers looking for a home inspection only ask the inspector what his/her fee is. This is of great concern as anyone, even the caller, can offer a home inspection service as there are no government requirements for experience or training of home inspectors in California.
In the current housing market, with the low inventory, buyers are advised to use extra caution, particularly when making an offer on any property being sold “as is”. Whether it is a resale property or brand new construction, a poor inspection can cost the buyer many times the difference in the fees of a good inspection, and place the buyer in danger of undiscovered safety issues missed by the "cheap" inspector that is typically inexperienced and un-certified by CREIA. Even if the seller appears to be very diligent in disclosing all know conditions, there can be significant safety conditions of which the seller is not aware.
